CAT A+ Office Fit Out


The brief

Our client, a French-owned asset management firm, faced a challenge with a part-floor space totalling approximately 4,000 square feet. The floor was experiencing limited interest due to its original CAT A, open-plan layout and elongated, narrow floorplate. Recognising the need for a more versatile and appealing space, our client sought to upgrade to a CAT A+ finish. The objective was to design an office space versatile enough to attract a variety of industries, incorporating features suitable for private meetings, hybrid work settings, and fixed desk arrangements

The Solution

Upon entering the suite, one is immediately greeted by floor-to-ceiling windows that offer serene views of treetops in the distance. We sought to maintain this open ambiance by establishing soft seating areas, strategically zoned through the innovative use of open shelving units, feature lighting and flooring.



Directly opposite the main entrance, an informal meeting room framed with industrial-style glazing offers a space for private conversations. Acoustic enhancements, such as a specially designed lampshade, serve to improve sound quality, while a feature wall lends an element of visual intrigue.

The workspace also features a collaboration area, equipped with a bespoke dry-erase board and acoustic panelling. Complementary lighting further enhances the acoustics, facilitating a flexible and welcoming work environment for future tenants.



To break the monotony of the open-plan layout, we interspersed a combination of high-backed sofas and worktables near the break-out area, encouraging employee interaction and fostering a social atmosphere.

Recognising the acoustic limitations of the open-plan ceiling with concrete coffers, we strategically situated the boardroom beneath a feature dropped ceiling, improving the overall acoustic environment.



Towards the rear of the office, we designed two additional collaborative spaces. One features a high bench equipped with provisions for a television, suitable for small team presentations or video calls. Adjacent to this, a sofa area serves to promote informal discussions
