The Brief

Having fitted out our clients previous offices in London, our client asked us to help them select their new, larger space from a shortlist of three properties.


They have enjoyed rapid growth in Europe and required much larger space, to include private offices, various sized meeting rooms, collaboration spaces, wellness areas, break out and reception.


Key features: High sound reduction, accessible flooring for future maintenance and integration of some of their decorative lighting from existing premises.

We carried out a test fit for two options, totalling 10,500 square feet and 12,800 square feet, respectively. With their confidence in the UK market, they decided to ask the Landlord to divide the floor ensuring that they had more or less their require square footage, which allowed them comfortable expansion over their tenure.

Once the demise wall location had been agreed, we planned the space to include their overall requirement.

The break out space was intended to be a central space where the staff can interact and also meet informally when required. The space was designed with a mixture of furniture, which can easily be relocated to suit any function as required.


Lighting was a key factor which ensured that the clients brief was met, including a really special environment to socialise.

The open plan was broken up with a series of informal spaces, which could be used for brief discussions, making use of low stools and coffee tables, or alternative work settings with high tables.

The brief for the open plan was to provide a comfortable, bright and spacious area for concentrated work. Sit/stand desks, comfortable task chairs and generous spacings between groups. These not only provide a feeling of openness, but also allows flexibility for expansion.

Our client required several meeting rooms, which would enable them to link with their New York and San Francisco offices. The style of meetings and the discussions held, required some careful conversation to ensure that the rooms would be suitable, not only for international video conferencing, but also to vary the feel of internal meetings between formal and informal.

A combination of acoustic panels, cushion backed carpet tiles, architectural double glazed partitions and integrated acoustically sealed doors all help to achieve the high dB levels required.

The lounge rooms were supplied with large, comfortable, leather upholstered chairs for a much more relaxed feeling, perhaps leaning more towards a 'New York' style club lounge.
